This project is something as a business we have been wanting to go for years as we have always highlighted the value in potentially converting a terrace house into the equivalent of a penthouse flat rather than buying a penthouse flat. For your back yard is nearly always bigger than even the biggest of roof terraces, you get way more floor space and square feet and finally you don’t need to pay to a maintenance fee. So when two mates who presently live together in a flat in town calls with this proposition we at Bespoke Living were excited in doing the design from conception to completion.
Once on board we were made aware of the restrictions and what confined us to work with to come to the ultimate design solution for the project. The terrace house, a stones throw from Burton Roads restaurants, bars and nightlife, is in the conservation area and was located as the end terrace sporting a roof that pitched back and not a flat gable. Immediately this made clear that there was no option for a box dorma and maxing out the floor space in the loft, with any attic conversion having to work within the confines of the existing pitches.
The wish list of the two friends was they both wanted their own room with en-suites in a cool bachelors pad type scenario. In the initial consultancy design meeting they questioned the value of a third bedroom in the loft and re-sale. However with the restrictions already mentioned above in the loft, the fact they both wanted en-suites and luxury bedrooms in a terrace house and finally the fact that West Didsbury is becoming more and more a youthful affluent area whether that be buyers or renters, we strongly advised they should move to a luxury two bed property. Then highlighted the advantage that this property had a basement and with a dig out and tanking of it, we could offer not just a w/c rather a clever shower room and a luxury cinema that could have a fold out couch element offering a clever guest suite in the basement for family and friends to stay over. The clients were soon on board with the direction and have been very positive and responsive through the whole process of the design and now it is starting to be implemented.
So once this 2 bed, essentially luxury penthouse within a terrace concept, was agreed we unveiled our super exciting vision for the loft space! As once you commit to such a concept there is no falling between two stools and a real exciting progressive design can be created. The layout can be seen in the plans attached and highlight how much exciting space has been created from the conventional traditional layout it was originally. What the plans highlight is an extremely progressive duplex bedroom in a terrace house! Entering the room you are immediately hit with space and cubic volume as you see the double height void. Then to your right a large en-suite under the pretending mezzanine balcony. To the left and the window a large open plan dressing space and requested floor space for yoga. Next looking to the back wall you see the 2 floor height up the sharing wall to next door with the stairs ascending up it from left to right to the mezzanine balcony that accommodates the bed and further cabinetry storage. What a room in a terrace, with a feel of a New York loft apartment! Super cool!
The second bedroom although not duplex runs the full depth of the house, with his and hers wardrobe areas and en-suite. This room although slightly less cubic volume has as much usable floor space and in any other house in the area is way beyond any other master bedroom.
Looking next at the cutting edge layout and spacial design on the ground floor and basement all of this is achieved by the innovative move to relocate the stairs. Indeed once again we highlight how important stair location is to inner city living and what can be done when you have the vision and confidence and backing of the client to look at moving them to their ultimate location.
Like we always state each job is different and on this exciting progressive project we are acting as the design consultants and a level of product procurement. The clients have their own build crew, site manager and quantity surveyor, who we have established very good working relations with and instruct our design through regular site and office meetings backed up by our remote/studio hours option where quick decisions are required.
